Pilke office building in Finland receives BREEAM 'Very Good' certification


The Pilke building at Plaza Business Park in Vantaa Aviapolis, Finland has been awarded the first BREEAM 'Very Good' rating for an office building in Finland.


Pilke building is the first of five office buildings at Plaza Business Park and is also the second in the whole of Scandinavia to receive BREEAM 'Very Good' certification.

The building adopted various environmentally-friendly and sustainable elements during the planning and construction stage, with a specific focus on energy efficiency. This made the building among one of the first office buildings in Finland to be classified in energy class A.

Plaza Pilke is the first completed building of the third phase in Plaza Business Park near Helsinki Airport. The building shape is rather compact with a large atrium towards the north for daylight penetration. The plan arrangement is flexible and the tenants can choose both open landscape and cell office rooms.

With a room height of 3m, the building envelope has an average U-value of 0.36 W/m2K. Windows of the facility are also well insulated with a U-value of 1.0 W/m2K. Heat is provided with district heating and radiators while cooling is provided with a condenser chiller and distributed with cooling beams.

The building employs VAV-system ventilation, controlled by occupant sensors and indoor air temperature. Rotating heat exchangers with estimated efficiencies of approximately 75% recover the heat from outgoing air. Occupancy and daylight sensors control the lighting system with an installed power of 5-15 W/m2. Heat balance simulations were made with IDA ICE

(Equa) for an office room and a meeting room to secure that the cooling system is sufficient during a summer day.

Pilke was completed in March 2011, and was built by Norway-based construction company NCC.
