LD&C breaks ground on $26 million student housing project in Texas
US-based Land Development and Construction LLC (LD&C) has broken ground on $26 million Kelly Grossman-designed 21Pearl, a multi-family, student housing scheme in Austin, Texas.
Located at 911 West 21st Street on the corner of 21st Street and Pearl Street, the 21Pearl will offer 102,019 square feet of rentable square feet. The six-storey student block will offer 136 apartments and 158 parking spaces.
Each apartment will have an average area of 772 square feet. Kelly Grossman has designed 36 different floor plans, which includes efficiencies to four bedroom apartments. The residential units at 21Pearl also come with several layout options, which include lofts, private patios and balconies.
Inside, each apartment features gourmet kitchen, walk-in closet, ceiling fans, and in-unit washer/dryer. The common amenities for the residents consist of on-site management office, state-of-the-art fitness center; wi-fi enabled outdoor gathering spaces, and secured on-site parking and storage areas.
Construction on the scheme will be undertaken by Skyline Commercial. The project is scheduled for a wrap-up in August 2013. This is the largest privately funded Asian commercial real estate project to date in Austin.
