GID begins construction of The Sovereign in Texas


GID Development Group has begun construction on The Sovereign, the first element of a mixed-use scheme named Regent Square Development in Dallas, Texas.


Sprawling over a 24-acre site at 3233 West Dallas, the 4.2 million square feet Regent Square Development will offer a mix of residential, retail, restaurant, entertainment, and office. The phase I of the development involves construction of 21-storey residential tower, which has been designed by US-based architectural firm Zeigler Cooper Architects. The residential tower, dubbed as The Sovereign, will be unique in Houston for more than one aspect.

The architecture of The Sovereign will allow it to mingle with the surrounding, as well as to be used as a material palate, consisting of glass, brick and stone, which is both modern and traditional. The apartments will have 10-feet ceilings. Contemporary kitchens will feature granite counter tops and stainless steel appliances.

The bathrooms will be done up in marble and tile. They will have five fixture layouts with separate bathtub and shower areas, double vanities, and low flow toilets. The homes will also have large windows and balconies, and modern conveniences such as under counter wine/beverage refrigerators.

At the ground level, The Sovereign will create a pedestrian-friendly environment at the sidewalk and a more authentic and sophisticated streetscape. The Sovereign will also offer resort-like amenities, which will be spread over more than 48,000 square feet of indoor and outdoor spaces.

The development will include Sovereign Club, which will occupy the entire eighth floor of the tower and will include more than 42,000 square feet of indoor and outdoor amenity space. The indoor amenities will consist of a fitness room, yoga studio, private training space, massage room, library, cyber lounge, club room, business centre, demonstration kitchen, catering kitchen, indoor and outdoor private dining rooms, screening room, game lounge, and a sophisticated bar and sports lounge.

The outdoor amenities of the development will include a 75-feet resort style pool lined with palm trees, sun lounge area, spa, private cabanas, fire pit areas, barbecue pavilion with a fireplace, Great Lawn, resident herb and vegetable gardens, Zen garden, fitness area and a variety of lounge areas decorated by extensive landscaping.

The development will also include a private, pet-friendly park for the residents, which will encompass an area of 4,200 square feet and feature fountains, benches, and contemporary landscaping. The Sovereign will also include a pet spa featuring fully-equipped washing, drying, and grooming areas.

Construction on the scheme will be undertaken by JE Dunn. Bank of America has financed the scheme. The project is slated for completion in March 2014.
